In this episode of the Phoenix Prosperity Podcast, Tim Fergestad sits down with Jennifer Wassermann, a healthcare regulatory attorney, commercial real estate professional, and former assisted living owner.

Jennifer brings a rare point of view. She has worked with senior housing as an investor and owner, lived through the challenges of operating assisted living homes before, during, and after COVID, and now helps healthcare businesses and professionals navigate complex legal and regulatory issues.

Tim and Jennifer talk about the growing need for senior living as people live longer and require more help later in life. They explore the differences between residential assisted living homes and larger assisted living centers, and why the right choice depends on much more than a beautiful building.

Jennifer also explains why assisted living should never be viewed as simply a real estate investment. Behind every bed is a person who needs care, and behind every facility is a heavily regulated business that must operate 24 hours a day, 365 days a year.

The conversation covers nutrition, hydration, staffing, resident safety, licensing, inspections, professional board complaints, and some of the mistakes that can create serious problems for otherwise caring and capable operators.

Jennifer also shares why owners cannot simply assume their managers are handling every compliance requirement. In a regulated industry, good intentions are not enough. Owners and operators need to understand their responsibilities and make sure the proper systems are being followed.

Tim and Jennifer also discuss what happens when healthcare professionals or businesses disagree with a state agency. Jennifer explains how administrative hearings and appeals can give licensees a way to challenge government decisions and protect their businesses and careers.

For Jennifer, senior living ultimately comes back to people. Caring for older and vulnerable adults can be rewarding, but it also carries tremendous responsibility.
