Buying Right, Operating Better: Multifamily with Gary Lipsky

What does it take to succeed in multifamily real estate when the market changes?

In this episode of the Phoenix Prosperity Podcast, Tim Fergestad sits down with Gary Lipsky, founder and president of Break of Day Capital. Gary has raised more than $100 million and acquired over 2,000 apartment units.

Gary shares some of the biggest lessons he has learned along the way. One of the most important is the danger of taking on too much debt. Cheap money and high leverage can make projected returns look better, but they can also create serious problems when interest rates and market conditions change.

Tim and Gary also talk about why Gary has focused heavily on Arizona, especially Tucson. Gary explains why knowing one market deeply can give an investor an advantage. Strong broker relationships, years of local data, and hands-on operations can help an investor spot opportunities that others miss.

Gary also explains what “true value-add” means. It is not just putting new finishes inside apartments and raising rents. Better management, fixing neglected properties, improving the resident experience, and creating a better place to live can all add real value.

The conversation also covers what passive investors should look for before choosing a real estate sponsor. Gary believes investors should look beyond a projected IRR and ask important questions about the sponsor. Do they have experience? Do they communicate well? Do they invest alongside their investors? Do they truly know the markets where they buy?

Gary and Tim also discuss today’s multifamily market and why Gary believes conservative underwriting is especially important. Rather than relying on aggressive rent growth or optimistic exit assumptions, he focuses on buying well, knowing the market, and operating properties effectively over time.

Gary also shares why he is optimistic about the opportunities ahead for multifamily investors.
